A sample is useful when it helps answer a purchase question. A polished table can show formatting, but it cannot establish the quality of an entire file. Design a small, repeatable review around the roles, places and fields you actually need.
A matched sample supports a buying decision; a handpicked preview does not establish a whole-file accuracy rate.
For a national starting point, explore our USA real estate email list and choose the audience and market for your brief.
Ask how the sample was selected
Request rows from the exact product or filtered audience you plan to buy. Ask whether selection was random, stratified across markets or manually curated. A sample consisting only of the most complete records may conceal the missing-field patterns in the full dataset.
If the provider supplies fictional examples, use them to inspect the schema only. Do not count them as evidence of available contacts or verification quality.
Create a review sheet
For each sampled row, record whether the person matches the role, belongs to the requested geography and has the mandatory fields populated. Where source evidence is available, compare the record with that evidence and note the review date.
Keep missing values, incorrect values and uncertain values separate. Those categories require different remedies and should not be combined into one vague quality score.
- Role matches the written definition.
- Location uses the agreed geographic basis.
- Email type and verification status are explained.
- Company, source and dates can be interpreted.
- Duplicates and shared inboxes are identified.
Test the file, not just the screenshot
Open the downloadable format in your spreadsheet or test import. Check column names, character encoding, ZIP-code formatting and multi-value fields. Confirm that masked fields in the preview are explained and that the delivered schema matches the sample.
Do not send unsolicited test campaigns solely to validate a vendor. Use documented checks and your organization’s approved outreach process.
Decide what the evidence supports
A small sample can reveal a role mismatch or a broken import, but it may miss rare errors. Ask for whole-file field-population statistics and contractual issue-resolution terms alongside it.
Write down the accepted definition, open questions and conditions before purchase. If a critical field is absent or a status cannot be interpreted, resolve that uncertainty before treating the quoted file as ready for use.
Practice the checks on the actual sample.
Our approved 100-record USA sample lets you inspect actual columns, values and blanks. Use this checklist and request a scope-matched sample for a different selection.
